Integrated around the former Dixon’s Tannery site on Montague Road, the Tannery Residences reflects its leafy West End location by connecting residents with the local landscape and cultural heritage.

Set on the former site of Dixons Tannery in Brisbane’s West End, The Tannery Residences reimagines a historic place as a contemporary community shaped by wellness, landscape and a respect for what came before. From the outset our team worked closely with McNab, Aspect Studios and Tom Mark Henry to craft a design that brings the heritage structure into the centre of daily life. Rather than sit apart, it anchors the project, creating a calm and character-rich heart from which the rest of the development grows. The outcome is a considered ten-storey building of 84 apartments that blends modern inner-city living with the subtropical identity of Brisbane.

The landscape narrative guides the arrival and movement experience. A new laneway draws residents and visitors from Montague Road into the site, unfolding gradually into a series of semi-outdoor green rooms that act as gateways, resting places and natural transitions. These spaces weave the heritage building and the new architecture together, softening edges and establishing a generous public realm within the development. Along the southern side, stepped terraces create planted outdoor rooms that give residents their own elevated backyards in the sky.

The apartment mix has been shaped around the people who will call the project home, offering options for downsizers, families, singles and couples seeking considered inner-city living. Interiors use subtropical principles to draw in breezes and daylight while fostering a sense of calm. Podium parking avoids the need for deep excavation, protecting the heritage structure and allowing a faster, quieter construction program that better supports the surrounding community.

Together these elements form a place with a clear identity and a strong sense of belonging. The Tannery Residences reflects West End’s ongoing evolution while preserving the character that makes the neighbourhood unique. It is a project defined by collaboration, thoughtful design and an enduring connection to landscape.
